Los Gatos Town Council to Reconsider Proposed North 40 Development

93% of Los Gatos’ workforce commutes into the Town for work.

More than 11 low-wage workers compete for each affordable home in the Los Gatos.

Los Gatos met only 15 percent of its regional housing share in the last RHNA cycle.


After years of deliberation by the Planning Commision, the Town Council, and countless community members, on September of 2016 the Town Council denied a proposed mixed-use development that would have yielded 320 new homes – a total that exceeds the Town’s entire housing production between 2007 and 2014.

In a region, a county, and a community grappling with the impacts of a worsening housing crisis, the Town Council took an unprecedented step towards exacerbating congestion, inequity, and the housing crisis for all of Silicon Valley by denying a proposed development that conformed with the land use and zoning regulations of the underlying Precise Plan.

Last month, the Santa Clara County Superior Court issued a ruling against the denial of the proposed North 40 development directing the Town to reconsider the proposed development. The next round of deliberations will begin with a special meeting of the Town Council on Monday, July 24th. Once available, the agenda for the hearing will be available on SV@Home’s Events Calendar.

SV@Home has long-supported the mixed-use, mixed-income development proposed by Eden Housing, Summerhill Homes, and Grosvenor. The project proposes 50 new senior affordable homes, in addition to the 270 new market rate units. With more than 11 low-wage workers competing for each affordable home in the community, Los Gatos has one of the worst mismatches in the entire 9-county, 101-city Bay Area. The Town must create new resources and deploy the tools that it does have to improve its ability to house its own workers, beginning with approving the North 40 proposed development.
