This 100% affordable project proposed by Charities Housing is early in the entitlement process, but hopes to bring 103 homes to Alum Rock.
The site is located on the VTA’s Alum Rock BRT line and just a 5-minute walk to the Alum Rock & Capital Light Rail stop. The surrounding neighborhood has a library, schools, a farmers’ market, and a variety of restaurants and shops, providing easy access to amenities within walking distance for future residents.
This housing development will offer a mix of studios to 3 bedroom apartments that will soften San Jose’s housing crisis by providing deep levels of affordability for families, with home affordability ranging from 30% to 50% of the Area Median Income (AMI).
Community meetings are expected to commence in April or May; stay tuned to learn how you can let Council know that you support this 103 unit project in an area in desperate need of affordable housing.

Already zoned for residential, Charities Housing is planning to build a mix of studios to 3 bedroom apartments as part of this 100% affordable project in the Alum Rock Urban Village area. The project will make 57 homes available to Extremely Low Income families, families in need of Rapid Rehousing, and the remainder available to families with a household income of 55% of the area median income (AMI). The project will also include 3,155 SF of office. The project meets been submitted for SB 35 expedited review processing.

Planned within Santa Clara’s Civic Center area, Charities Housing’s 1601 Civic Center Drive project will bring 112 affordable homes next to City Hall. Supported by Santa Clara County’s Rapid Rehousing Program, half of the units will offer an essential housing option for families that have recently been priced out of the market. The remaining units will be restricted to households earning 30 to 50% of the area median income (AMI).
The project is in the proposed El Camino Real Specific Area Plan that Council is expected to adopt in May 2021. Adoption of the plan will ensure the proposed project aligns with zoning standards.

If approved, 1265 Montecito Ave. will bring a new 100% affordable multifamily development to Mountain View consisting of one 5-story building with 4-stories of 82 residential apartments above a one-story parking structure with common areas. Charities Housing’s project is 0.5 miles from transit making it eligible for a AB 1763 density bonus.
The project is working towards 2022 entitlements with a planned mix of units restricted to families making between 25% to 60% area median income (AMI), including units available for ELI families, veterans, and rapid rehousing. On-site services and amenities will include a Community Room available to the public, gardens and common areas, resident services, private storage, bicycle parking, and a food pantry.

Charities Housing is working to transform a vacant lot into a 100% affordable project at 551 Keyes St in San Jose, which will bring 78 affordable units near downtown. On-site services and amenities will include a Community Room available to the public, gardens and common areas, private storage, auto and bicycle parking, laundry and resident services. Half of the units will be reserved for Santa Clara County’s Rapid Rehousing program.
The project meets current zoning requirements and has been submitted for SB 35 expedited review processing and has also applied for Measure A consideration.

Alta Housing’s proposed 100% affordable residential development at 1020 Terra Bella Avenue would bring 105 new homes to Mountain View. 70 homes would be made available to people with low, very low, and extremely low incomes. The planned mix of 30%, 40%, 60%, and 70% AMI units means these homes will help families at a wide range of income levels. Alta Housing plans to include 61 two-bedroom and 27 three-bedroom units that will allow families to continue to make Mountain View their home.
The City is expected to consider funding allocations in May or June of 2021. Stay tuned to learn how you can let Council know that you support this project.

This 100% affordable project proposed by Pacific West Communities, originally approved for 94 new affordable homes for low-income residents, has been amended to request approval for 194 affordable units!
Located in the Alum Rock Urban Village, this development will assist the City in reaching its target of 25% affordability across the Urban Village Plan Area. The site is located on the VTA 23 bus line and just a 5-minute walk from the 22, 522, and 77 lines. Future residents will also benefit from access to regional transit via the coming Alum Rock / 28th St. BART station. The surrounding neighborhood has a variety of restaurants and shops, providing easy access to amenities within walking distance for future residents.
This housing development will soften San Jose’s housing crisis by providing deep levels of affordability for families, with home affordability ranging from 40% to 80% of the Area Median Income (AMI) and a large proportion of 2 bedroom units.

Planned within San Jose’s Diridon Station Area Plan, 425 Auzerais Apartments will bring 130 affordable homes to the walkable, transit-rich area. The apartments will offer an essential housing option for families that are under pressure of being priced out of the market. Supported by Section 8 project based vouchers, half of the units will be used to offer permanent supportive housing to address homelessness. The remaining units will be restricted to households earning 50 to 60% of the area median income (AMI).
The project leverages federal, state, county, and local financing partnerships and tools to offer residents cutting-edge amenities, including gardens, a community room, fitness areas, on-site supportive services, a computer learning center, and EV charging stations.

Core Communities and Republic Urban have teamed up to develop the Tamien Station project which will bring 569 homes to San Jose. 135 or 24% of those will be affordable to lower-income families, including 67 financed with Measure A funding to offer supportive and Extremely Low-Income homes for some of the most vulnerable members of our community. The project goes beyond San Jose’s 15% inclusionary policy requirement and the VTA’s Affordable Housing Policy per-project goal of 20%.
The project’s proximity to transit makes it an ideal location for walkable, dense residential development and its design accounts for walkability and adequate circulation supported by appropriate parking ratios.

Blossom Hill Senior Apartments, San Jose

A proposed 100% affordable senior apartment development in south San Jose needs your support to get approved!
If approved, Charities Housing’s Blossom Hill Senior Apartments will provide 147 new affordable homes for seniors 62 and older. Resident incomes must fall in the Extremely Low-Income (ELI) or Very Low-Income (VLI) category (a one-person ELI household earns no more than $30,750 a year, and one-person VLI household earns no more than $51,250 a year). The development will also include supportive housing for 49 seniors who have formerly experienced homelessness. The development will incorporate supportive services to enable older adults to maintain independence.
We are thrilled that in December 2018 the Santa Clara County Board of Supervisors approved $19 million in Measure A Affordable Housing Bond financing for the senior apartments, an important first step to make their construction possible.
Located in the Blossom Hill/Snell Urban Village, this development will help the reach the City of San Jose target of 25% of all new homes being affordable across the Urban Village Plan Area. The housing development is close to transit, just 15 minutes walk from the Snell VTA Light Rail Station. The first floor of the building will include commercial, office, and community space, including needed health and wellness services available to residents and the broader neighborhood.
The Blossom Hill Senior Apartments will create urgently needed affordable homes, which are essential as we work together with the County and other cities to meet the goals of our shared Community Plan to End Homelessness.

SCU/Bellarmine Educator Housing, San Jose

Later this year, the San Jose City Council will be considering an innovative mixed-use development proposal from Santa Clara University, Bellarmine Prep, and Cristo Rey High School that fuses much-needed affordable housing with a business accelerator for local entrepreneurs.
The development will include 290 new homes, of which 43 will be deed-restricted for people with low and very low incomes. The remaining homes will also be rented at below-market rates to Santa Clara University, Bellarmine, and Cristo Rey faculty and staff, making the entire development affordable to families who, almost anywhere else in the country, would be considered to have stable, middle class incomes.
Institutions of learning like Santa Clara University, Bellarmine Prep, and Cristo Rey High School are incubators for economic growth and our future community leaders. However, like all employers in Santa Clara County, astronomical housing prices are making it difficult for schools to retain their workforce, from the service workers who keep the university operating smoothly to the professors educating students.
We’re excited to see these schools taking a bold approach to providing additional housing opportunities for their staff and members of our community who need it most. And they are proposing to build these new homes without any need for city subsidy. Additionally, the location is walkable from the Santa Clara Caltrain stop and proposed future BART station, making it a great place for additional housing and jobs.
