On March 26th, Santa Clara is scheduled to consider Gateway Crossings, which will be a large mixed-use project on the airport side of the Santa Clara Caltrain station. The proposed development would include 1,600 housing units, 15,000 square feet of retail, a 225 room hotel with dining, amenities and conference rooms, a 2.1-acre park, 2,783 parking spaces and a street network including a new public street. The development application was submitted before the City of Santa Clara’s new inclusionary housing ordinance went into effect, so it will include 10% (160) moderate income units instead of 15% (240).

At the development’s planning commission meeting in November 2018, some speakers expressed that the development wasn’t dense enough for an area destined to become a transit hub.  After pressure from Planning Commissioners Steve Kelly and Raj Chahal (now a councilmember), the development will include the 10% moderate income units on-site instead of paying the in-lieu fee for half of the units.

The development was scheduled to be heard by the City Council on December 5th, but in a rare outcome, residents of the Old Quad neighborhood requested that the development be made much denser. In response, the city council pushed the hearing to February 5th. In February the council pushed the item to March 26th, suggesting that the hearing may be pushed back again.
