But done wrong it can fall short, or even stop the development of new homes in its tracks. Learn how it works, and how to get it right!

Many of our local cities are joining forces right now in a shared nexus study, the wonky and in-depth analysis that assesses the feasibility of local residential development and the potential for developers of market-rate housing to add a share of affordable homes to their buildings.

If cities require too few affordable homes or affordability that’s too shallow, they leave public benefits on the table. Too much, and developers can’t build any housing at all.

  • I am here to urge Mayor Liccardo and fellow Councilmembers, to support the General Plan Taskforce’s recommendation to eliminate commercial requirements for new 100% affordable housing projects and direct staff to begin work on the proposed General Plan amendment that would completely eliminate the commercial space requirement for all new 100% affordable housing developments citywide.
  • This action is the most critical action the city can do to enable the creation of new affordable housing units throughout the city.
  • Eliminating commercial requirements for new 100% affordable projects is critical because these requirements often overburden affordable housing developments rendering projects infeasible or commercial spaces underutilized.
  • As we continue to battle a housing crisis in our city, we commend Council for taking bold steps, like this one, which remove barriers for creating the desperately needed affordable housing solutions our community needs.
