SV@Home joined community partners to support the approval of Mary Avenue Villas, a 100% affordable housing development serving low-income residents and individuals with intellectual and developmental disabilities in Cupertino. The project marks an important milestone in expanding inclusive housing opportunities and meeting real community needs.
Over the past few months, SV@Home has been actively engaged in supporting the Mary Avenue Villas affordable housing development in Cupertino, joining community partners and advocates to speak in strong support of the project at the Cupertino City Council meeting on February 3, 2026. Our advocacy was grounded in a simple, yet urgent, principle: housing must be available for those who need it most, particularly low-income residents and individuals with intellectual and developmental disabilities (IDD), who continue to face some of the greatest barriers to stable housing in our region.
Mary Avenue Villas is a 100% affordable, 40-unit development led by Charities Housing, serving households earning between 30% and 60% of Area Median Income, including 19 homes specifically reserved for individuals with intellectual and developmental disabilities. Thoughtfully designed and located near community services, transit, and amenities, the project reflects a strong, community centered response to a clear local need. By creating stable, inclusive housing for residents (including those with IDD) Mary Avenue Villas represents the right project, in the right place, at the right time, and will serve Cupertino residents for the long term.
We are deeply grateful to the many partners who helped move this project forward, including Charities Housing, Housing Choices, Life Services Alternatives, Cupertino City staff, and the broader community of advocates and residents who spoke up for inclusive, affordable housing. The City Council ultimately approved the project with a 3-1-1 vote. While we would have welcomed unanimous support, we appreciate the council members who chose to advance a project that responds to real community needs and reflects Cupertino’s commitment to expanding housing opportunities for all. Mary Avenue Villas is an important step forward, and a reminder that meaningful progress can happen when communities come together.
